Full Service Management Our Full Service Property Management includes all Leasing Services as well as:

  • Collecting monthly rents.
  • Paying owner’s bills as directed.
  • Handling requests for repairs and maintenance.
  • Arranging and making payment for required repairs or maintenance work.
  • Paying to owner or depositing to owner’s account amounts recieved in excess of required disbursements.
  • Providing owner with fully itemized monthly invoices and statements.
  • Periodic inspections of the property during lease in order to ensure proper maintenance.
  • Arranging tenant relations, notices and evictions when necessary.
  • A final inspection and closing statement, upon tenants vacating the property.
  • INCLUDES FREE Eviction cost coverage for full management owners on our tenant placements.  We’ve average less than 1 eviction per year over the last 10 years and we include paying for eviction cost (both legal fees and sheriff service fees) for any tenant we place in a unit.   This cost is covered for the whole time a tenant is in the unit as well.  No matter rather they’ve been a tenant for 6 months or 6 years.  We believe owners should get what they pay for.


Leasing/Tenant Placement Service Our leasing services are included as part of our Full Management Service. These services include:

  • Evaluating market conditions in relation to your property’s rental value.
  • Listing your property on #1 rental website in Maine,, zillow & other rentals website at NO cost to owner.
  • Placement advertising in the appropriate publications.  Currently we place in Bangor Daily with pictures ads, online website ads, radio ads, WABI tv ads commercials, Spectrum tv commercials & numerous local outlets – All at no cost to property owners.   No one else does the advertising we do because it’s costly but necessary to bring in the best tenant prospect pool for our rentals across all demographics.  If you ignore traditional advertisement channels just because their slower and costly you miss some of the best renters!
  • Showing your property to prospective tenants.
  • Strict tenant screening including computerized credit background check, as well as employment and evictions history, prior to acceptance.
  • Executing lease agreement and other required documents.
  • Collecting first month’s rent and security deposits as well as suggest secondary revenue stream.


Fees are flat rate based on % of rent collected so we are paid on results and never upcharge our clients for “extra” services or fees that should be included
